INTRODUCTION DELHI- NCR From the first ever Master Plan of Delhi during the year 1962, the plan of National Capital Region (NCR) was initiated being one of the first experimented regions of India. The main aim of this concept was to develop a metropolitan area with Delhi as its core. NCR is the metropolitan area of Delhi comprising satellite cities such as Noida, Faridabad, Ghaziabad, Gurgaon, Panipat, Sonipat, Rewari, Karnal, Bhiwani, Mahendragarh, Rohtak, Alwar, Bharatpur, Baghpat and some other adjoining towns. Apart from the development of residential projects, NOIDA is also emerging as a commercial hub. Also a lot of priority has been given to the development of Educational Institutions also. Because of all these facilities, NOIDA is emerging to be an ideal location for real estate investment, both in residential and commercial sectors. These sectors are about 2.5 km from NOIDA City Centre metro station and are well connected with adjacent sectors. Sector 76 and 77 hold the maximum number of builder residential projects along with sectors 71, 72, 73, 74, 75, 78 and 79. The authority has also proposed a metro line at a distance of 500 metres from these sectors, which will lead to an increase in the value of these sectors. These sectors lie in front of fully developed and costly sector 50 of NOIDA. Sector 18 market which is a fully developed commercial market is just 10 minutes’ drive away from these sectors. Also through the DND flyover it is easier to reach Delhi in 15 minutes’ drive. SECTOR 76 Sector 76 is the sector adjacent to sectors 75 and 77 with many projects. The sector has been developed as a prime real estate hub. This sector is connected to The Barola Village via a small bridge turning out as a disadvantage as far as cleanliness and criminal activities are concerned. Overall sector 76 and its close vicinity is going to be an ideal place for people to reside.
